Planning authorities
What should this site reasonably deliver, and can the proposal support it?
Put a developer’s scheme through the same open model, with your own policy figures, and agree the inputs rather than argue over whose spreadsheet is right. We are running a small pilot with a few planning authorities before setting council pricing.
Join the council pilotBecause you can see how every one of them is reached. The model uses the standard residual method that housebuilders, land agents and councils already use for viability, and it shows each step line by line: land take, homes, value, costs, contributions, profit and land value. Every default says where it comes from, policy figures are marked "Default — not verified" until you check them, and every result carries a confidence range that narrows as you replace defaults with your own evidence.
The reports print the assumptions behind each figure, so anyone reading them can follow the working or test it against their own appraisal. The model was built by an architect and masterplanner with 30 years of experience and a background at a leading housebuilder. It draws on the analysis of data from over 200 residential masterplans, and it was tested by housebuilders, planners, landowners and a local authority before launch. It is a tool to help you test options, not a formal valuation, so take professional advice before relying on it for a decision.
Your trial simply ends. Nothing is charged, because we never asked for card details. To carry on, choose a tier and subscribe.
Yes. Your saved sites carry across. Save each stage under its own name, such as Site F and Site O, so moving up never overwrites the earlier answer.
The first subscribers get 35% off their first year, with the price fixed for twelve months, while the Model moves online. In return we ask for your feedback, and, if you are happy, a short testimonial.
No. A single-site pass gives you Outline for one site for 30 days, including its reports, for a one-off £195 plus VAT.
Yes. Monthly plans can be cancelled at any time from your account, and you keep access to the end of the month. Annual plans run for the year you've paid for and simply don't renew if you cancel.
Yes. Councils and other organisations can pay by invoice instead of by card. Contact us and we'll set it up.
The figures loaded for each council are illustrative defaults. Each one shows "Default — not verified" until you confirm it against the council's adopted policy, and reports say which figures were checked.
